1.
CHECK-IN/OUT: Check-in is after 3 P.M. EST and check-out
is 11 A.M. EST. No early
check-ins are permitted. Due to time
constraints of the cleaning crew there will be a minimum fee of $50 for any
late check-out.
2.
SMOKING: This is a non smoking cabin. The security deposit will be forfeited and an
additional fee charged for deodorizing the cabin whenever smoking is believed
to have occurred.
3.
PETS: Pets are NOT permitted in the cabin. NO EXCEPTIONS. The security deposit will be forfeited and an
additional fee charged for cleaning whenever animals are believed to have been
present in the cabin.
4.
MINIMUM AGE: We will not
rent to anyone under 21 years of age unless accompanied by an adult guardian or
parent. Vacationing students or others
attempting to circumvent this rule will forfeit all rental monies, including
the security deposit, and will be evicted from the premises immediately.
5.
SECURITY DEPOSIT: A
Security Deposit of $150 is required to hold your reservation. The deposit automatically converts to a
security/damage deposit upon arrival. The deposit is NOT applied toward rent;
however, it is fully refundable within fourteen (14) days of departure,
provided the following provisions are met:
a.
No damage is done to cabin or its contents, beyond normal wear and tear.
b.
No smoking in the cabin has occurred.
c.
No pets or contraband have been present on the property.
d.
All debris, rubbish and discards are placed in refuse containers outside
and soiled dishes are placed in the dishwasher and cleaned.
e.
All keys are left on kitchen counter and cabin is left locked.
f.
All charges accrued during the stay are paid prior to departure.
g.
No linens are lost or damaged.
h.
No Early check-in or late check out has occurred.
i.
Maximum occupancy has not been exceeded.
j.
No theft has occurred.
k.
No charges are incurred due to smoking, pets, extra cleaning, theft,
vehicle towing or collection of rents or services rendered during the stay.

See “CANCELLATIONS” section below for further reasons for
reductions of Security Deposit.
6. PAYMENT:
·
Credit Card:
The balance of all fees must be paid at least fourteen (14) days prior
to the arrival date. We accept
MasterCard, Visa and Discover.
·
If paying by check:
Payment must be received twenty-one (21) days prior to the arrival
date. Please make payments in the form
of traveler's checks, bank money orders, cashiers checks or personal checks.
7.
CANCELLATIONS: Should your
plans change, there is a minimum $50.00 cancellation fee. (Sorry, no exceptions.) The following guidelines will apply:

Cancellation is made 30 days before arrival date: You will receive a complete refund minus a
$50.00 cancellation fee.
·
Cancellation is made within 30 days of arrival date: Your full security deposit will be forfeited.
·
Cancellation is made within 14 days of arrival date: The full rental fee (including taxes) will be
forfeited. The security deposit and
cleaning fee will be refunded. (Rarely
can we get a rental within the last two weeks.)
·
Early Departure:
No credit or refund will be given for an early departure. All charges for the scheduled stay will
apply. (Sorry, we have to pay the bills,
too.)
8.
MONTHLY RESERVATION CANCELLATIONS: Renters who reserve the cabin for a full
month and cancel one hundred twenty (120) days prior to the scheduled arrival
date will receive a full refund minus a $50 cancellation fee. Cancellations after this date will result in
the forfeiture of all fees except the security deposit and cleaning fee.
9.
MAXIMUM OCCUPANCY: No more
than six (6) adults or eight (8) persons total may occupy the
cabin. (Example: 4 adults and 4 children
are permitted – 2 adults and 7 children are NOT permitted – 7
adults are NOT permitted.) An adult is
defined as anyone who has reached their 18th birthday.
Any party found
to be in violation of this policy will forfeit their entire security deposit
and incur an additional charge of $25.00 per person per night.
If guests are
found to be in violation of this policy while inhabiting the premises they will
be evicted immediately and lose all monies associated with their stay.
College students
and group parties: You have been warned!
10.
INCLUSIVE FEES: Rates
include a one-time linen-towel setup.
11.
NO DAILY MAID SERVICE:
While linens and bath towels are included in the cabin, daily maid
service is not included in the rental rate.
We do not permit towels or linens to be taken from the cabins.
12.
RATE CHANGES: Rates are
subject to change without notice.
13.
FALSIFIED RESERVATIONS:
Any reservation obtained under false pretense (including, but not
limited to, the number of persons staying in the cabin) will be subject to
forfeiture of advance payment, deposit and/or rental money, and the party will
be evicted or not permitted to check in.
14.
PARKING: Parking is
limited to two (2) vehicles per cabin.
Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to
towing. All applicable fines/towing fees
will be paid by the vehicle owner.
15.
HOT TUBS: When using the
hot tub, remember there are certain health risks associated with this
facility. Use at your own risk. Our
housekeepers drain, sanitize, refill and replenish chemicals in all tubs as
necessary. Therefore, the hot tub may not be warm till later in
the evening. Hot tub covers are for
insulation purposes ONLY and are not designed to support weight. DO
16.
WEATHER/STORM POLICY/ROAD CONDITIONS: No
refunds will be given for storms, inclement weather or acts of God. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we
highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions and
cannot pay for or arrange for towing of vehicles that have become stuck.
17.
Circumstances Beyond Our Control:
No refunds will be given for circumstances beyond our control. This includes severe or inclement weather,
failure of public utilities or outside services. This includes, but is not limited to,
electricity, heat, and satellite TV.
18. Liability: Our cabins are privately owned. The owners are not responsible for any
accidents, injuries or illness that may occur while on the premises or its
facilities. The Owners are not
responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed
that all guests are expressly assuming the risk of any harm arising from their
use of the premises or others whom they invite to use the premise.
19.
WRITTEN EXCEPTIONS: Any
exceptions to the above mentioned policies must be approved in writing in
advance.
